Whether you're moving into a Pickett Property Management property or saying goodbye for now, these simple lists provide a blueprint for a successful move. Moving In?

Thank you for choosing Pickett Property Management!  We are excited to welcome you to your new home.  Please use the information below to understand our leasing process.

Holding Fee Agreement

You're approved! Now what?  Our Customer Service department will send you a Holding Fee Agreement.  This form must be signed and funds received within 24 hours.  This document also details also details where you are moving and all the requirements to receive your keys.  You will be sent an inventation to activate your Appfolio tenant portal to pay your holding fee electronically.  If you have animals that will be living in your rental home, please complete the animal screening through www.pickettproperties.petscreening.com at this time.

Deposits and Move In Costs

Your Holding Fee funds will be applied to your deposit upon lease signing.  Once your lease has been signed by all parties, your pro-rated rent and move-in admin fee will be charged to your account.  If additional deposits are charged, they will be due prior to key pick up.

Tenant Portal Activation & Lease Signing

Your Appfolio tenant portal is your one stop place for deposit and rent payments, lease documents, and maintenance requests.  Your lease agreement and tenant documents will be sent to you through Appfolio for your review and signature.  This is also where you will upload your renters insurance declaration.

We ask that all tenants in our homes maintain individual e-mail addresses as we rely on this tool for correspondence.

Key Pick-Up & Move In Inspection

Once you’ve paid your deposits, move in fees, pro-rated rent and signed all documents, you’re almost ready to pick your keys up! Prior to your arrival, please have your renters insurance declaration with $100,000 in personal liability coverage and utility accounts setup as this information is required to receive keys. All key pick-ups are in the Pickett Property Management office unless previously scheduled with the leasing department.

Moving Out?

While we hate to see our tenants move, we understand that life may take you away from the Kitsap County area. Follow the steps below to make moving out a breeze!

Notice to Vacate

If you wish to vacate your home, you’ll want to refer to the terms outlined in your lease.  Washington State requires that tenants give their notice to vacate 20 days before the next rent payment is due. Certain fees may apply if you choose to break your lease.

Property Condition

Once our office receives your notice, our Customer Service department will send you copies of the cleaning checklist, move in worksheet and photos taken during your move in inspection.
These items are provided for your records and as a reference to the condition the home should be returned to upon your move out. Let our office know if you would like recommendations for
professional house and carpet cleaning or landscaping services. We are happy to introduce you to our network of vendors.

Key Return & Deposit Disposition

All keys must be returned with a copy of your carpet cleaning receipt to the Pickett Property Management office. Can’t make it during business hours? We have a secure dropbox located at the exterior of our office for your convenience. Please label your keys with your address so we can can easily determine ownership in the case of multiple key returns.

Once your keys are returned, a member of our team will perform a final inspection. This inspection is available to you 48 hours after the inspection is complete. Please note that your final water & sewer bills will be deducted from your security deposit along with any unpaid rent, fees, house or yard clean up and repair costs.

Your deposit disposition will be sent to you via email and postal mail 21 days after you move out. Please note that deposit refund checks will be made out to all occupants of legal age unless a written request is made by all tenants.
